About Keyword Phrases

 

Keyword phrases are another industry secret that Realtors really have not been told about. They have been told to use the logical phrases such as real estate, homes, Realtor and agent along with the Realtor’s city name. The fact is that a site that has been properly optimized can attract visitor traffic under more than 500 different keyword phrases. Additionally, the use of keyword phrases is also important in capturing the attention of the homebuyer.

The individuals and companies selling real estate websites do not publicize this information because it is one of the secrets involved in search engine optimization. The top search phrases that are general knowledge are also the most difficult to earn placement under. But, volume visitor traffic can be achieved without many top placements under the popular keyword phrases. This is how a search engine optimizer achieves it.

So, here is the real story. First, the search engines recognize each different permutation of a phrase as a unique phrase. The phrases Chicago real estate, real estate in Chicago, real estate Chicago are each unique phrases and a site should be keyworded using each of these permutations of the words. In this case the phrase “downtown Chicago real estate” and it’s permutations are also valuable phrases. Using a Chicago website as an example we have a report showing a total of 792 different keyword phrases actually used by people to find the site on the search engines.  While the more popular phrases were used 41, 29, 23 and 21 times, the other phrases used produced traffic ranging from 18 visitors to one visitor. The important thing is that there were 716 phrases used just once and that means 716 visitors to the site.

 What were these other phrases? Here is a short list:

Chicago condos, Chicago lofts, downtown Chicago condos, downtown Chicago lofts, Chicago lofts for sale, condos downtown Chicago, Chicago lofts and condos, Chicago condo real estate, Lincoln Park condos, Bronzeville lofts, luxury Chicago condos, Chicago apartments for sale, Chicago realtors, lofts Wicker Park, Wabash lofts Chicago….. and so on.

As you can see, this website attracted visitor traffic under both the primary city name and also under the names of the neighborhoods within the city. There are also the different types of residences, homes, condos, lofts and town homes.

Ok, we have addressed the importance of keyword phrases relative to the search engines but, what about the home buyer visiting the site? Well, we want to capture the buyers attention and we can do this by using keyword phrases that push his buttons.  Many of these keyword phrases are the same as those for the search engines. The home buyer knows what he is looking for. It might be a “waterfront home”, “custom home”, “luxury home”, “new home” or perhaps a “horse property”. Each of these phrases will get the attention of the buyer interested in that type of home. Using these phrases and even having pages dedicated to some of these types of homes will capture the attention of the buyer and perhaps cause him to contact you.
